Market Your Home
Z will do a walk-through with you at your home and go over every inch of it with a buyer’s eye. Together we will go over a strategic plan on how to depersonalize the home so that we can market your home to everyone. The goal is that buyers can immediately see themselves living there when they walk in the door.
Remember, how we live in a home and how we show and market your home to potential buyers is very different. We want to remove any clutter that you may have but not remove too much, where the home may start to look too bare. We want to show potential buyers how roomy the home is and accentuate the best parts of the house.
There may be areas of the home that need to be freshened up, such as touch-up paint, sprucing up the front and/or backyard, fixing ugly cracks, etc. These are things that will be looked at when the walkthrough is taking place. Z will give her suggestions on what we know will bring you, the seller, the highest dollar amount. This alone can save you thousands of dollars. Sometimes homeowners think that they have to invest a lot of money into their home before putting it on the market for sale, but the truth is that sometimes less is more. Knowing exactly how to invest your money will bring you the biggest bang for your buck.

Staging
Staging is an important factor when selling a home. We use our professional stager to bring in furniture when a house is vacant. This will make the home look its best, creating an illusion that the home buyer can see themselves living in that house. If you already have furniture, we assist with staging the home with your furniture, sometimes bringing in accent pieces and adding what you already have.
Professional Photos
When selling your home, we should always show it at its very best. With this being said, photographs are significant. A home buyer looks at your home on the internet before deciding whether they want to view it in person. The McT Real Estate Group works closely with a professional real estate photographer who uses top-of-the-line equipment, including video, drones, and wide-angle lenses, to capture the essence of the home and all it has to offer. It is said that a picture is worth a thousand words. Whether selling a small three-hundred-thousand-dollar condo or a multi-million-dollar home, know that we will always have a professional photoshoot. This helps us market your home to a more massive amount of people.
Virtual Tour
When putting your home on the market for sale, not only do we have beautiful, professional photographs, but we also create a virtual tour that will walk potential buyers through your house online. Depending on the property and or layout, we typically do a walkthrough video and sometimes do a 3d Tour. These 3D tours allow the buyer to walk through the house freely online without stepping foot in the home. They will be able to see if the layout works for them immediately. Visiting the house with our 3D walking tour will avoid showings of people who do not like a particular layout or decide the kitchen or bathrooms are too small once they get there. They would have been able to see this on tour and save you the time you would have taken to leave your home for a showing. There are pros and cons to 3D tours that we will discuss when we meet.
Open Houses
The McT Real Estate Group is a huge proponent of open houses. You may have heard other people in the real estate industry say that they don’t work for whatever reason. This may be true in some places, but they do work here in the North Park, South Park, Normal Heights, University Heights, and other metro neighborhoods in San Diego. We have found great success with open houses. Therefore, it is a part of what we do to market your home. Throwing a few open house directional signs right before the open house will not do. We begin marketing the open house a week before. First, we let all neighbors know by calling and mailing them. We let them know when we will be hosting and inviting them to come. We also target market people online who have shown interest in buying a home in the area of your home. It is very targeted to reach only people looking to buy a home in a specific neighborhood.

Once your home is ready to go on the market for sale, it will be seen on all major websites. Some websites include Realtor.com, Zillow, Instagram, Facebook, Homes.com, MaryMcTsoldme.com, McTrealestategroup.com, and hundreds more.
We email our database of 10,000 people visiting our website and pre-market your home to them. Our goal is to create a buzz. When we go to the market, we have a list of people waiting to get inside. This tends to create a situation where we can often produce multiple offers.
Yes, we know that most people search for homes online. I would say that today, approximately 93% percent of people search for homes for sale online. However, the McT Real Estate Group does not forget about the other 7%. These people search for homes via referrals and print marketing resources. This is why we send our “Just Listed” postcards to homes in the area. People like friends to buy houses where they live.

We will upload your home into the Multiple Listing Service, the MLS. This is where all of the Realtors, Brokers upload homes for sale. By listing your home in the MLS, you expose your home to thousands of licensed Realtors working with home buyers around the County. Thousands of people will see your home within a few minutes.
