The University Heights Lifestyle

Life here is defined by walkability. You can walk to diverse dining along Park Boulevard and spend weekends at the historic Old Trolley Barn Park, where families gather during their free time.

There are free concerts in the summer, plus movie screenings. People bring friends, kids, and dogs to unwind. It is a great place to meet your neighbors. You also get quick access to the cultural landmarks of Balboa Park.

A Little University Heights History

Back in the late 19th century, University Heights was meant to be the site of an annex of the University of Southern California. The plan never happened, but the name stuck.

The neighborhood got a boost in 1915 during the Panama-California Exposition in Balboa Park. Around that time, ostrich feathers were in demand for hats and boas. University Heights was home to a large ostrich farm and a public garden near the corner of Park Boulevard and Adams Avenue.

Schools

University Heights has one elementary school, Alice Birney Elementary, an International Baccalaureate magnet school. Nearby are the middle schools San Diego Global Vision Academy and Roosevelt International.

Located in North Park, not far from University Heights, is St. Augustine, a private boys’ school. Nearby high schools include SciTech High School, Crawford High School, and Hoover High School.

Dining and Shopping

You will enjoy a vibrant nightlife with popular bars and restaurants lining Park Boulevard.

The branch library at 4193 Park Blvd is one of 11 city sites being studied for housing.
You can find fine dining, dancing, casual eateries, and dive bars with karaoke.

One of my favorite restaurants is Plumeria, a vegan Thai place that even makes meat-eaters want to visit often. If you like American comfort food, try the Park House Eatery. For classic Mexican food with a twist, head to El Zarape.

University Heights is known for being home to artists and their studios. You can find their creations in the mix of boutiques and cafes. There are also auto repair shops, convenience markets, and vintage stores. Some cafes offer live music, and the Diversionary Theatre presents local productions with an LGBT emphasis.

Commute

You get easy access to major freeways, including Highway 163 and Interstate 8. Interstate 805 is a short drive east. If you don’t drive, you can get around by bus. University Heights is served by MTS bus routes 1, 11, and 215.

FAQ: University Heights vs. North Park & More

Q: Is University Heights the same as North Park?

A: No, they are distinct neighborhoods. While they border each other (separated roughly by Texas Street), University Heights (92116) has its own zip code and vibe. UH feels more like a small, self-contained village perched on a canyon rim, while North Park (92104) is a larger, busier urban hub with more nightlife.

Q: Which neighborhood has better parking?

A: University Heights generally wins. Parking is tight near Park Blvd, but the residential side streets in UH (especially the “Mission Cliff Gardens” area) are often wider and less congested than the dense streets of North Park.

Q: What is the main elementary school for University Heights?

A: Alice Birney Elementary. This is a big draw for families. Birney is an International Baccalaureate (IB) magnet school known for its garden program and strong community ratings. Many buyers target University Heights to be within the Birney attendance boundary.

Q: Does the flight path go over University Heights?

A: Mostly, no. Unlike Golden Hill or parts of North Park, University Heights sits north of the primary flight path. You will hear ambient city noise, but you typically do not get the “pause your conversation” jet noise found further south.
