These days with all of the online data at our fingertips one may think that buying and selling a home is very easy. However, selling a home is more than just putting a sign in front of the house and accepting someone’s offer. After the buyer does their inspection, trust me, things come up and this is when an experience is extremely important. Which Realtor you choose becomes apparent if you don’t choose the right one. Recently, I have seen far too many newer agents that have just gotten their license not able to negotiate repairs after their inspection has taken place. They simply throw their hands in the air and cancel the contract. Without realizing it, they are not working in their clients best interest. We just experienced this on a home we sold a few months ago in North Park. Right after the first buyer’s agent canceled, we were able to immediately get another buyer and simply negotiate a very small credit. The first buyer’s agent did not understand older homes or negotiating through small hiccups that come up. Most everything is negotiable in Real Estate. Because of this, their client lost a beautiful home in a great neighborhood for what was negotiated off the price with the second buyer at $3,300.00. With the current low inventory in San Diego, I do wonder if that buyer ever found a home in the neighborhood or any other one.
